Private money loans are usually funded by individuals who are seeking a higher rate of return on their money.  They act as the bank.  These loans still go through the state banking system and guidelines for lending.  

Private money loans are about the property and  consideration is given to the borrower's credit worthiness.  

Loan to values are typically from 40% to 50%. Interest rates are higher and currently run about 12% to 18%.  Loan costs are higher than regular loans.  Closing could be as fast as 25 business days.  We lend on any Type of Real Estate, Single Family, Multi family, Office, Strip plazas, Industrial, RV Parks, Manufactured homes, Mixed use properties, Raw land and Rural Housing & Land.
