Bacic Guidelines for Commerical Property Purchase.

1)  Does the seller have a 2 year rent roll, or verification of income from property and a pro forma & operating income statement. 

2)  Can the seller verify any major improvements too the property.

3)  Does the seller have the appraisal from when they bought the property.

4)  Can the seller provide rental leases from tenants.

These are some of the basic documents you would need to analysis the value of the Property.
